What Is Soft Washing?
Soft washing is a low-pressure cleaning method that kills mold, mildew, and algae with a cleaning solution rather than blasting them off with force. Instead of 3,000+ PSI from a pressure washer, we apply a diluted sodium hypochlorite solution blended with a surfactant at roughly garden-hose pressure. The solution sits on the surface long enough to kill the organic growth, then we rinse it away gently.
The difference matters because of what's actually on your house. The green film on your north wall and the black streaks on your roof aren't dirt. They're living colonies of algae, mildew, and, on roofs, the cyanobacteria Gloeocapsa magma. Pressure alone knocks off what you can see but leaves the root structure behind, so the stains come back within months. Soft washing kills the growth at the source, and that's why a proper soft wash lasts [12–18 months or more on walls and several years on roofs].
Soft Washing vs. Pressure Washing
Both methods have a place, and a trained crew knows exactly where the line is:
- Soft washing is for painted surfaces, stucco, vinyl, Hardie board, wood trim, shingle and tile roofs, screens, and anything else that high pressure can etch, strip, or force water behind.
- Pressure washing is for hard, non-porous surfaces like concrete, driveways, sidewalks, and pool decks, where a rotary surface cleaner and higher PSI give you an even, streak-free finish.
Many Lakewood Ranch jobs use both: we soft wash the house and the lanai, then surface-clean the
driveway and walkways. Using the wrong method on the wrong surface is the most common cause of exterior cleaning damage in Florida. Matching the two correctly is a core part of
PWNA certification.

Why Lakewood Ranch Homes Need Soft Washing
Few places are harder on a home's exterior than the Suncoast. Year-round humidity, a summer rainy season with afternoon storms nearly every day, heavy oak and pine pollen, irrigation overspray, and intense UV all combine to grow organic buildup faster than most homeowners expect.
Where Buildup Shows Up First
- North-facing and shaded walls, which never fully dry out after a storm
- Under eaves and soffits, where moisture gets trapped
- Around lanai cages and pool screens, where humidity is always highest
- Roof valleys and the north-facing roof slope, where black streaking usually starts
- Around sprinkler heads, where rust stains build up from irrigation water
Where Buildup Shows Up First
Algae is microscopic for weeks before you can see it. By the time a wall looks green or a roof looks streaked, the growth is well established. Once it's heavy, it takes stronger chemistry and longer dwell times, and it can shorten the life of roofing and paint. Homeowners who soft wash on a regular schedule, often in late winter or early spring before the rainy season, spend less over time than those who wait until the house looks bad.
Our Soft Washing Process
Every soft wash follows the same careful process, whether it's a single-story villa or a two-story custom home.
1. Walk-Around & Inspection
We walk the entire property first and note surface types, existing damage like cracked stucco, failing paint, or loose screens, and any access issues. [We photograph pre-existing conditions before we start.]
2. Protecting Plants & Landscaping
We pre-wet plants, shrubs, and turf so they absorb fresh water, not cleaning solution. We cover delicate beds when needed and rinse them again after every section.
3. Mixing for Your Surface
There's no single mix that's right for every job. Stucco, vinyl, painted wood, and roofing each need a different solution strength, and heavy growth needs more than light. We adjust the mix to your home [and test-spot when the surface calls for it].
4. Low-Pressure Application & Dwell Time
We apply the solution bottom-to-top to prevent streaking, then let it dwell long enough to kill the growth completely. We work one side of the house at a time so the solution never dries on the surface, which is especially important in Florida heat.
5. Gentle Rinse & Final Walkthrough
We rinse every surface from the top down, including windows, light fixtures, doors, and hardware. Then we give plants a final rinse and walk the property with you [or send before-and-after photos] before we leave.
Surfaces We Soft Wash in Lakewood rAnch
Stucco
Stucco is porous and prone to hairline cracks. High pressure can etch the finish and push water into those cracks. Soft washing cleans deep into the texture without damaging it.
Vinyl, Hardie Board & Painted Siding
Pressure can strip paint, crack vinyl, and drive water behind siding panels. Soft washing removes mildew and dirt while leaving the finish intact. [Heavy chalking from oxidized paint may need a separate treatment.]
Soffits, Fascia & Trim
These are the areas most prone to peeling paint and trapped moisture. A low-pressure clean keeps them bright without lifting paint.
Shingle & Tile Roofs
The Asphalt Roofing Manufacturers Association warns against pressure washing shingle roofs and recommends a low-pressure chemical wash instead. Our roof cleaning kills the algae that causes black streaks on both shingle and tile, with no pressure that could loosen granules or crack tiles. Homeowners here can see more on our roof cleaning in Lakewood Ranch page.
Pool Cages, Screens & Lanais
Screen mesh tears easily under pressure. Soft washing cleans screens, frames, and kickplates without damage. Learn more about our pool deck and lanai cage cleaning, or see a full clean in Bring Your Lanai Back to Life.
Fences, Decks & HOA Common Areas
Wood and vinyl fencing, clubhouse exteriors, entry monuments, and shared walkways all get the same careful approach. See our
commercial and HOA pressure washing services for community and multi-building work.

Soft Washing FAQs
What is soft washing?
Soft washing is a low-pressure cleaning method that uses a diluted cleaning solution to kill mold, mildew, and algae on siding, stucco, roofs, and screens, then rinses it away gently. It cleans deeper and lasts longer than pressure alone, without damaging delicate surfaces.
Is soft washing safe for my roof?
Yes. Soft washing is the method recommended by roofing manufacturers for removing algae streaks. We use no high pressure on shingle or tile roofs, so there's no risk of loosening granules or cracking tiles.
How is soft washing different from pressure washing?
Pressure washing relies on force and works best on concrete and other hard surfaces. Soft washing relies on the cleaning solution and works best on paint, stucco, siding, roofs, and screens. The solution kills growth at the root, so the results last much longer.
Will soft washing harm my plants?
Not when it's done correctly. We pre-wet landscaping, cover sensitive beds when needed, and rinse plants again after each section so the cleaning solution never sits on foliage.
How often should I soft wash my house in Lakewood Ranch?
Most Lakewood Ranch homes do well with a house wash every 12–18 months. Roofs typically need cleaning every [2–3] years. Shaded homes, homes near water, and homes with heavy tree cover may need it sooner.
How long does a soft wash take?
Most single-story house washes take [2–4 hours]. Larger homes, roofs, and combined services take longer.
Should I soft wash my house before selling or painting?
Yes. A clean exterior photographs better and makes a stronger first impression on buyers. If you're painting, most painters recommend removing mildew first so the new paint bonds properly.
Do you offer soft washing for commercial properties and HOAs?
Yes. We soft wash storefronts, office buildings, apartment complexes, and HOA common areas across Manatee and Sarasota County. We offer recurring maintenance schedules built around your property. Explore commercial services.
